This building is a historic 8 plex just 5 blocks south of the capitol ½ block off the capitol mall.
Units range from studio/efficiency to 2 bedrooms.
All units can be accessed from a central hallway which is entered from the west side of the building. In addition, two of the larger units (2 and 3 only) have their own entries from the South (2) or North (3) of the building. Laundry (if available) can be accessed 24/7 from the same hallway.
Heat is provided via a boiler and radiators. Prices quoted for rent include heat EXCEPT that an additional fee ranging from $30-$100 per month is assessed during the heating months of October thru March. The rate is based on the size of the unit (see heating policy). [This amount is substantially less than that paid by other tenants in neighboring areas who pay for their own heat.] Most apt heat fee is $50 each for 6 months. This is extremely reasonable for Nebraska's cold winters and does not cover actual costs.
Air conditioning is provided via window air conditioners.
Tenants pay their own electricity bills. Current reports state that monthly bills range from LESS than $20 per month to about $60 per month based on unit size and use of the air conditioners (time of the year).
Gas cooking is available in most units with gas charges included in the monthly rent and heat fee.
Units have either a shower or shower/bath combination (shower only 1,2,5,7 all other combination)
Onsite amenities include:
Onsite washer dryer ($1 per load) if avaible, or a commercial laundromat is less than a block away
Gas Grill for cooking by residents and immediate guests.
Ceiling fans in most all rooms (except bathrooms)

Picnic tables and benches on the North side of the building in quiet shaded area perfect for studying or relaxing.
All units have glamorous hardwood floor and or tile or both!
Not included in units are: Dishwashers or Garbage disposals
While off street parking is not available, tenants report finding parking out front (C street) or on 14th street is NOT a problem.
Current ownership has owned the building since Mid 2004 and has updated many units and the grounds.
Building maintenance is provided by onsite manager who also lives at the property. Most maintenance issues are addressed within 4-6 hours. [Exceptions exist for weekends and Holidays.] Do remember, our maintenance staff has a life too. Any emergency will be addressed as an emergency 24/7.
Monthly rent includes water, gas and garbage fees. Only fee paid in addition to rent and heat surcharge is electricity (and phone/optional).
Tenants who do not opt for cableTV (tenant pays) or satellite TV (see below) can use the external outdoor antenna. Units are currently being connected to the antenna which provides DIGITAL signals for current and future TVs. While different TVs provide varying TV reception, up to 34 digital channels have good or great reception (these are SD and HD channels and may include some duplicates. Even better results have been found with digital TVs. Got a new plasma, we are HD ready for FREE! For a list of channels inquire with the on-site manager or go to TitanTV.org and enter zip code 68502. Networks with GREAT HD signals include, ABC, CBS, NBC, FOX, CW, PBS and others. Some of the others provide "old channel" TV signals from TV which was originally shot in NON-HD format but still broadcasts on your HD TV. NOTE: Nearly ALL Flat Panel TVs produced in the last 5 years have DIGITAL tuners, so can pick up this FREE TV SIGNAL.
ANNOUNCEMENT: Nelnet partnered with Allo Communications has announced plans to wire Lincoln Nebraska with Gigabit Internet. IT''s COMING!! Hopefully it will be here before you arrive at 1414 C st.
High Speed internet access is currently available for an additional $10 per month per apartment (wireless).
Vacancies throughout the last year have been filled by both working professionals and students [traditionally these have been Grad STudents or upper level undergrads] We have even hosted a Professor or two over our recent history. The building normally boasts 100% occupancy with minimal turnover of tenants. Current tenants have occupied the building from 1 - 7 years. In addition, when a vacancy does occur, owner provides for $100 referral fee for referral of new tenants by existing (or past) tenants. (One past tenant actually lived in the building for 33 years!) In the past years ALL VACANCIES, but one, have been filled by referring tenants. One referral even came from someone who lived next door, but she recommended her friend move into OUR building, not one with all the vacancies next door.
Cats can be housed in your apartment. No monthly fee is assessed however, an additional fee is charged at move-in (currently $100 nonrefundable) with an additional $10 per YEAR charged for maintenance. Proof of spaying/neutering is REQUIRED at move-in. One animal ONLY per apartment (exception apartment 2/2Bedroom). You must also have your animal "chipped" for identification.
Contracts for tenants range from monthly, per semester, academic year and annual. Amount paid for rent is discounted for longer contracts. Building manager reserves the right NOT to rent shorter contracts at his/her option based on availability of units. In addition, some new contracts can receive an additional $20 per month DISCOUNT for rent paid before the first of the month.
All units are non-smoking (open flame and incense are also prohibited in the building). All common grounds and hallways are exclusively nonsmoking. NO EXCEPTIONS!
Many tenants walk or ride bicycles to city campus or downtown jobs. Tenants report that walking times to campus are about 20 minutes. Bicycling times are around 8-10 minutes. City bus route stop is within 1 block.
Access to the building is monitored by a camera/security system. In addition all common areas are also monitored for security.
NO thefts have occurred in or around the building (including no thefts to bicycles locked on premises) during the time of current ownership.
At various times of the year, onsite manager may ask for volunteer help to perform certain maintenance jobs. A rent credit is available to those interested in providing assistance. Examples of tasks include painting etc.
Snow removal is provided and generally occurs within 2-4 hours of snow.
Most tenants know each other. During the warmer months, outdoor cookouts are held several times so tenants can get to know each other and their neighbors.
Most tenants are also computer literate, most announcements and communication from onsite manager occur via email. Rent is collected on-site.
Surrounding buildings are either single family homes or multifamily units. Building has good relationships with current neighbors and noise in the area is NOT a problem.
Apartment tours are provided by appointment only. No access is provided to the building without appointment (common entrance is locked 24/7).
Available units will have specific bios including floor plans available (either posted at west entrance door or emailed to prospective tenants).

Deposit is required for all units prior to move in. Amount is either $300 or one months rent (if unit rents for more than $300). Application fee is $35 but may be waived or discounted by onsite manager.

Onsite manager reserves the right to select THE BEST applicant based on referral/ and or application process. Prospective tenants should take the initiative to inquire for results of application process. Onsite manager will not inform unless requested.

This property is located at 1414 C Street Lincoln Nebraska. It is straight south of the Governors mansion and on the South Capitol Mall which runs up and down 15th street (now labeled GOODHUE BLVD.).
Near downtown and the University of Nebraska Main campus, the 8-plex is in walking or bicycling distance of all the major downtown hubs (and pubs).
Access to 6 of the eight units is thru a central hallway with door of the west side of the property. The entire property boasts added security with outside video surveillance and cameras located in central hallways.
